Renting in Nice Carabacel, what matters day to day
Renting in Carabacel and Hôtel des Postes means, above all, living without a car. The Durandy stop on tram line 2 serves the district underground, with Jean-Médecin and Masséna framing its western edge. From there, Thiers station, place Garibaldi and the seafront are all a single ride away.
Shopping happens on rue Gioffredo, rue Pastorelli, rue Alberti and rue de l'Hôtel des Postes, busy from morning to evening. The coulée verte park runs along the southern edge. For quiet study or remote work, the Romain Gary heritage library at 21 bis boulevard Dubouchage keeps its reading room open until 7 pm.
The downside is parking. Kerbside spaces are scarce, and an underground space is usually let separately from the flat. Budget for it if you are keeping a car. In the older buildings here, heating and hot water are often communal, which weighs on the service charges rather than on the rent itself.
How much to budget when renting in Nice Carabacel
Based on listings actually online in the district, surveyed on 2 September 2026, monthly rents including charges run as follows:
- a studio of 15 to 30 m², from 575 euros, and 1,400 euros furnished and air-conditioned;
- a one-bedroom flat of 22 to 45 m², from 875 euros, and 1,400 euros fully refurbished;
- a two-bedroom flat of 55 to 78 m², from 1,160 euros, and up to 2,210 euros;
- a three-bedroom flat of 85 m² and above, from 1,550 euros, and 3,650 euros with a terrace and a view.
Per square metre, the SeLoger index for January 2026 places boulevard Carabacel at 21.2 euros a month and rue de l'Hôtel des Postes at 22.2 euros, against 20 euros for Nice as a whole. MeilleursAgents measures 21.8 euros for the district on 1 September 2026, against 20.7 for the city. Both readings agree that Carabacel rents above the Nice average.
Those gaps come down to what a property offers, and they can be wide from one building to the next in the same street. A furnished flat lets for 10 to 12% more than an unfurnished one of the same size. A top floor with a balcony and an open view goes above the range, a second floor without a lift below it. Reversible air conditioning, a fitted kitchen and double glazing have become standard in refurbished flats here, and they are paid for. Parking is usually counted on top of the rent.
What comes up to rent in Nice Carabacel
The rental stock is almost entirely made up of flats in period buildings from the late nineteenth and early twentieth century. Studios and one-bedroom flats dominate, and they are also where competition between applicants is fiercest.
Furnished lets hold a significant share of the smaller units, often on nine-month student tenancies, driven by the Albert-Calmette secondary school on avenue du Maréchal-Foch and by the university faculties in the centre. Rents run higher and commitments shorter, with a fresh wave onto the market each summer.
