Le Palais Arnulf is a bourgeois-style residence. Composed of two buildings, blocks A and B, it faces Rue de France and Rue Saint-Philippe. This construction, dating from 1909, originally belonged to a Niçois family before becoming a condominium of 33 units in 1949.

A look at the origins and architecture of Palais Arnulf


Initially, the building was the property of Baptistin Arnulf, a butcher-merchant who lived at 101 Rue de France in Nice. He had the structure built on the site of older residences that he personally had demolished. The construction was carried out under the direction of J. Baptistin Arnulf. The building is distinguished by its Belle Époque architectural style, with a façade featuring many balconies.

Before becoming a condominium in 1949, Palais Arnulf was owned by three different families. It consists of a block A with 5 floors and a block B also with 5 floors, with a total living area of 890 square meters. Each block is served by both a staircase and an elevator.

The basement of the residence includes 34 cellars. On the ground floor of Block A, there are 4 commercial units with back rooms and toilets. Some also include a kitchen and a bedroom. The mezzanine, first and second floors each have 2 apartments. The third and fourth floors have 3 apartments per level.

Block B contains the same number of commercial units and apartments as Block A, up to the fourth floor. It differs by having two attic apartments on the fifth floor.

The apartments are mainly three-room or four-room units, with a living room and three bedrooms. Some units include two kitchens. Over the years, many co-owners have carried out renovation work to modernize the apartments and improve comfort.

A few steps from Neptune, Forum and Le Voilier beaches, the building is located 900 meters from the Orthodox Cathedral and 2 km from the Museum of Modern and Contemporary Art. Mont Boron Fort lies 3.7 km away. The Allianz Riviera stadium is 5 km from Palais Arnulf.
