Winter Immobilier Opens a New Real Estate Agency in Nice, on Rue Gioffredo
Our new offices at 15 rue Gioffredo have been open since June 2026, in the heart of the Carabacel and Hôtel des Postes district, a short walk from the coulée verte. A look at the space, the team and a neighborhood we chose for good reasons.

A fourth address for a family-run agency founded in 1958
Winter Immobilier is a family business. Since 1958, three generations have run the agency, and our growth has always happened one step at a time. After the original address at 15 boulevard Gambetta, we opened number 13, two doors down, then 91 piazza Castello in Turin. 15 rue Gioffredo becomes our fourth space, and our third in Nice.
There is a certain symmetry to it. From 15 boulevard Gambetta to 15 rue Gioffredo, only the street name changes. Our standards and our method stay exactly the same, and you can read how we work on our agency page.
Offices designed to welcome you
On the corner of rue Gioffredo and rue Défly, the agency has 18 meters of display windows along the sidewalk, showing our homes for sale and for rent, in the district and across the rest of Nice. Inside, you will find a reception area, three advisors’ offices and a meeting room, where we sit down with you for valuation appointments, listing agreements or the presentation of offers, in complete confidentiality.
The team that welcomes you on rue Gioffredo
Five people make up the team at this new office:
- Yann Gualligot, Sandrine Martins and Christophe Ruitort, sales advisors, who guide sellers and buyers through every stage, from the valuation to the signing of the final deed;
- Allyson Delporte, head of the rental department, in charge of finding and screening tenants, showings, drafting leases and following each rental through;
- Olivier Roquin, who runs the agency.

Why we chose Carabacel and Hôtel des Postes
The Carabacel and Hôtel des Postes district is one of the liveliest parts of central Nice. From the agency, almost everything is done on foot. Place Garibaldi lies 350 meters away, about a five minute walk. Cours Saleya and the Old Town, Vieux-Nice, are roughly fifteen minutes away, and avenue Jean Médecin with its shops sits about the same distance in the other direction. The Lycée Masséna, a high school with one façade on rue Gioffredo, and the square Dominique Durandy are a few steps from the door. The Durandy tram stop, on line 2, is a six minute walk, and the Nice-Ville train station, on avenue Thiers, is easy to reach without a car. Farther north, the hill of Cimiez closes off the horizon.
As for the buildings, rue Défly and the streets around it are lined with corner buildings from the 1860s and 1870s, alongside the Belle Époque façades of the wider district, sought after as a primary residence and as a rental investment alike. The Promenade du Paillon extended to the Palais des Expositions
This is the big transformation of the last few years. The Promenade du Paillon, which people in Nice simply call the coulée verte, the green corridor, has been extended over the former Acropolis site. This season 2, inaugurated on October 18, 2025, adds 8 hectares of urban forest and brings the whole park to around twenty hectares of greenery, running from the seafront up to the Palais des Expositions. The project is set out in detail on the City of Nice website dedicated to the park.
For people living in the district, it means a park a few steps from the front door. If you are selling, that carries real weight during a showing. We devoted a whole article to this transformation of the Promenade du Paillon.
The future Hôtel des Polices, a few streets away
Another major project is underway nearby. The former Saint-Roch hospital, on place Général Marshall, is completing its conversion into the Hôtel des Polices. The site will bring together more than 2,000 officers from the national and municipal police forces, with a single public desk open for administrative procedures and for filing complaints. The timetable published by the City of Nice places the handover of the building at the end of 2026, with entry into service to follow.
