Astrella Residence: An Iconic Address on Nice’s Promenade des Anglais

77 & 79 Promenade des Anglais — Nice

Just steps from the sea, in the heart of the Musicians district and the Promenade des Anglais, Astrella Residence enjoys a particularly sought-after location at 77 and 79 Promenade des Anglais.

Facing the Baie des Anges, this residence is part of Nice’s architectural and urban history. Its location, generous volumes, spacious balconies and immediate proximity to the sea make it a highly desirable residential address today, whether for a primary residence or a property investment.

But before becoming the residence we know today, this site went through several different chapters, closely connected to the history of the automobile and the evolution of the Promenade des Anglais.

The History of the Site: From the Citroën Garage to Astrella Residence

Long before Astrella Residence appeared, the site was home to a major automotive facility.

1927–1928: The Citroën Garage

At the end of the 1920s, an imposing Citroën garage was built on the site.

Designed by architect Georges Wybo, an important figure in French architecture of the period, the building featured a modern and remarkable architectural style for its time, reflecting the Art Deco movement then in full development.

This construction already demonstrated the strategic importance of this section of the Promenade des Anglais, which was gradually becoming a major thoroughfare for traffic, commerce and the representation of the city of Nice.

The garage housed automotive activities and played a full part in the development of a neighbourhood where architecture, tourism, retail and new forms of transportation came together.

1948–1949: The Site Becomes a Shell Service Station

After several years devoted to automotive activities, the garage underwent a transformation.

Between 1948 and 1949, the site was converted into a Shell service station. Renovation and adaptation work was carried out to accommodate this new activity and the facilities required by the growing importance of the automobile.

This period perfectly illustrates the transformation of the Promenade des Anglais after the Second World War, as cars became increasingly important in everyday life and urban development.

1963–1964: Modernisation

At the beginning of the 1960s, the site underwent further modernisation work.

The facilities were adapted to meet the growing needs associated with the automobile and the changing activities of the service station.

The building and its surroundings therefore experienced several successive transformations, reflecting the changing face of the city and its uses.

Around 1975: A New Chapter

In the mid-1970s, a new transformation began.

The former garage and service station were eventually demolished to make way for a residential development that better reflected the evolution of the area and the increasingly residential character of this part of the Promenade des Anglais.

A new chapter in the history of the site was about to begin.

1975–1976: The Birth of Astrella Residence

It was in the mid-1970s that the two residential buildings which today form Astrella Residence were constructed at 77 and 79 Promenade des Anglais.

Built around 1975–1976, the residence features a contemporary architectural style characteristic of the 1970s.

The two buildings offer generous volumes and a design conceived to make the most of their exceptional location, just steps from the sea.

The façades are punctuated by numerous balconies and terraces, allowing many apartments to benefit from outdoor spaces, some offering unobstructed views of the sea, gardens or surrounding areas.

The residence comprises 79 residential units, together with cellars and underground parking spaces.

Architecture Designed for Light and the Mediterranean

One of the main strengths of Astrella Residence is its privileged relationship with its surroundings.

The architecture of the 1970s places particular emphasis on large openings, balconies and outdoor spaces, reflecting a residential design adapted to the Mediterranean climate.

Depending on their position within the buildings, the apartments benefit from attractive orientations and generous outdoor areas.

Balconies and terraces provide a true extension of the living spaces, while the immediate proximity of the sea gives this address a particularly desirable character.

A Residence in the Heart of Nice

Astrella Residence enjoys an exceptional location on the Promenade des Anglais, one of Nice’s most iconic addresses.

Just a few metres from the sea and the famous promenade, it benefits from a particularly comprehensive range of amenities and services.

The neighbourhood provides easy access to:

  • the beaches and the Baie des Anges;
  • local shops and services;
  • restaurants and city-centre establishments;
  • public transport;
  • the tramway and main roads;
  • Nice city centre;
  • Nice-Ville railway station;
  • Nice Côte d’Azur Airport;
  • universities and higher-education establishments.

This accessibility contributes significantly to the appeal of the residence, both among local residents and national and international buyers.

Common Areas Reflecting the Character of the Residence

Astrella Residence also retains architectural features that contribute to its identity.

The entrance halls and common areas feature attractive materials, including marble finishes, wood panelling and decorative elements characteristic of their period.

The entrance areas create a distinctive residential atmosphere, while the interior corridors and halls provide access to the various apartments and common areas of the residence.

The residence also benefits from lifts, well-maintained common areas, as well as underground parking spaces and cellars.

A Sought-After Address for Residential Property

Beyond its history and architecture, Astrella Residence benefits above all from an exceptionally rare location.

Several criteria contribute to its appeal:

An Iconic Address
77 and 79 Promenade des Anglais, facing the Baie des Anges.

Immediate Proximity to the Sea
The beach and Promenade des Anglais are just moments away on foot.

Apartments with Outdoor Spaces
Balconies and terraces are among the residence’s defining features.

A Large-Scale Yet Exclusively Residential Residence
With 79 residential units and common areas designed around residents’ needs.

Parking Spaces and Cellars
Highly sought-after additional spaces in this part of Nice.

Excellent Accessibility
Public transport, the tramway, shops, the city centre and the airport are all easily accessible.

Why Invest in Astrella Residence?

The Promenade des Anglais remains one of Nice’s most distinctive and prestigious property locations.

Investing in an address such as Astrella Residence means benefiting from a highly renowned location and sustained demand for properties close to the sea.

The residence may therefore appeal to different types of buyers:

  • primary residence, to enjoy a privileged lifestyle in the heart of Nice;
  • second home, as a pied-à-terre on the French Riviera;
  • rental investment, thanks to the area’s enduring appeal;
  • long-term property investment, in a neighbourhood benefiting from strong residential demand;
  • international buyers, who are particularly drawn to addresses on the Promenade des Anglais.

The scarcity of properties located directly near the sea is also an important factor in their long-term investment value.

A Residence Between History and Nice’s Heritage

Ultimately, the history of Astrella Residence is the story of a neighbourhood in constant evolution.

From the Citroën garage designed by Georges Wybo, to the Shell service station, and finally to the construction of the residence in the 1970s, the site has witnessed the major transformations of the city of Nice and the changing ways in which the area has been used.

The automobile gradually gave way to a residential development designed for a new way of living in the city — one more focused on light, outdoor spaces, the sea and quality of life.

Today, Astrella Residence stands as a testament to Nice’s residential architecture of the 1970s, while benefiting from a location that remains, decades later, particularly sought-after.
